  • Commercial Property Inspection/Property Condition Assessment (PCA)
    Iron Phoenix Inspections offers commercial property inspections and is a certified member of the CCPIA. Commercial inspections and assessments are performed in accordance with the CCPIA Commercial Standards of Practice (ComSOP) and ASTM E2018-15.
  • Triple Net Lease Assessment
    For tenants and landlordsin commercial spaces.  Tenants may assume responsibility for systems contained within their rental unit and this service can help assess the condition of components at the beginning, during or after the lease term.
  • Opinion of Cost Report
    This report is created to inform clients of estimated repair costs of building systems and components documented during evaluation of the property.
  • Capital Reserve Projections
    This report is an extension of the opinion of cost report offering the estimated life span, in addition to the cost of repairs. These costs are also adjusted for inflation.
  • Property Maintenance Assessment
    This service can serve as an initial inspection for long-time building owner’s or follow-up inspection. This can identify deferred maintenance items and help create a maintenance strategy moving forward

  • ADA Inspections
    This inspection is helpful to ensure that a property is compliant with the Americans with Disabilities Act. Ensuring a property meets certain accessibility standards reinforces safety, limits liability and potentially creates improvements for all users of a subject space.
  • Mold Inspection
    Microbial growth can take place on organic materials that are exposed to moisture. This can lead to building durability issues and may create heath risks for those who have sensitivities to different types of mold.   • Sewer Scope Inspections
